The term ‘building site’ is often used interchangeably with construction site,

although this tends to indicate that buildings (and sometimes, more specifically, housing) are being constructed, whereas the term ‘construction site’ can refer to all types of works, such as road construction, sewer construction, landscaping, and so on.

The CDM Regulations suggest that a construction site: '...includes any place where construction work is being carried out or to which the workers have access, but does not include a workplace within the site which is set aside for purposes other than construction work.'

The phases of construction are the steps necessary to carry out the building of heavy civil structures or and buildings safely and efficiently.

Large commercial or heavy civil construction projects follow several steps or phases to move the project toward completion. Once studies and designs have been completed, licenses have been obtained, and assurances have been made, and that federal, state, and local environmental requirements are met, construction can then begin.

Phase 1. Closure of the building site

Public and worker safety is paramount on every construction site, so the first step in the project always involves securing the area. Fences are set up around the entire working site to protect the public, while construction trailers or management offices are installed on site . Power, internet access, toilet facilities, and other amenities are also installed in the site to facilitate project operations

Phase 2. Land and foundation

Train tracks, airports, dams, highways, stadiums, all of them require the removal of debris and flora from the site in order to be leveled and prepared for a solid foundation. Not only is the foundation critical for the structure itself, but for the movement of all equipment and materials required throughout the remaining construction phases. Therefore, a precise calculation and execution must take place to maintain the highest standards.

Phase 3. The structure of the construction

All construction projects have a frame or skeleton that holds the structure in place. For bridges, this would be the structural pillars. In buildings, it would be a concrete or steel frame. On highways and roads, it is the layers of subgrade, subbase, base, and asphalt.

Phase 4. Mechanical, Electrical, and Plumbing (MEP)

Mechanical (HVAC), electrical, and plumbing systems for the structure are often designed by a specialized engineering firm. This includes everything from roof drains, HVAC systems, ventilation, lighting, water and waste pipes, gas lines, internet cables, and more.

The initiation phase is one of the most important aspects of construction project management.

Miscommunication is the biggest hindrance to starting a project off on the right foot. To develop the right design, project managers need to be in touch with the client, designer, architect, suppliers, and engineers. This is impossible without a reliable communication channel. Another big challenge at the first phase of construction project management is undefined goals. Sometimes project stakeholders don’t know what exactly they want, or they can’t agree on materials. When the goals aren’t clear, it’s difficult to manage the project.

When the bidding is completed and the contractor has been chosen to do the work

At this stage, a project team prepares the construction site before the work begins. The site must be ready for construction, which might mean dealing with environmental issues, such as soil testing. When the site examination is complete, all plans and findings will be reviewed by the city authorities.

During this phase, the project team orders, purchases, or rents all the materials, tools, and services necessary to complete the project.

Miscommunication is one of the most common challenges in this phase. The client might have failed to define their expectations clearly, the contractor faced shipping delays or the wrong product being ordered, and the construction manager gets caught in the middle. It doesn’t matter if the project is a living room remodel or a new multi-million-dollar golf club, without transparent, complete information, the project is in danger.

This is the project execution phase where all the planning will pay off.

If the project team has diligently and properly executed the planning and preconstruction phases, construction should progress smoothly. But even with proper planning, there are still challenges. One significant challenge for the Construction Phase is mismanaged scheduling. Poor scheduling is a common challenge at this point. Since most physical construction occurs linearly, one construction team can be waiting for another team to complete their part of the project. Each worker may have their own schedule, too. Without proper scheduling, busy crew members can only guess what activities they should do for the day. Bad planning and scheduling can lead to delays and budget overruns.
